How do I rent a room?
Who is entitled to rent accommodation?
The accommodation we make available is exclusively for full-time students and doctoral students enrolled at one of the following institutes of (higher) learning in Zurich:
- UZH University of Zurich
- ETH Zurich
- Kantonale Maturitätsschule für Erwachsene (KME)
- Zurich University of the Arts (ZHdK)
- Zurich University of Teacher Education (PHZH)
- Hochschule für Heilpädagogik Zurich (HfH)
- School of Applied Psychology of ZHAW, former HAP
What is a New tenant proposal?
We give the address of the room that is becoming vacant to interested students. The students themselves apply for the room direct to the relevant group of student tenants in the property. The group of tenants decide autonomously on the choice of a new tenant and inform WOKO of this. This must be done within the first 2 weeks of the two-month notice period for the accommodation by means of the appropriate form! On expiration of this deadline, WOKO allocates the room.
How much do rooms cost?
On average, between CHF 300 - 600 per month depending on location, size and furnishing.
Doctoral students are given letting agreements limited to a maximum of 2 years. Doctoral students with an annual income in excess of CHF 26,400 pay a supplement of CHF 100 per room per month.
Damage and repairs to rooms or apartments?
Damage and repairs to accommodation properties that have a WOKO caretaker must be notified to the caretaker in writing by means of the Damage report form. The report form should be put in the caretaker's letterbox.
Damage and repairs to other properties should be notified direct to the house representative (HR).
Do I have personal liability insurance from WOKO in respect of damage to the room or apartment?
No. All tenants are responsible themselves for the cost of repairs to rental property that they cause. We therefore recommend that you take out private personal liability insurance cover. This covers not only damage to the accommodation being rented but also all injuries to third-parties and other property damage.
How long can I stay in the accommodation after I have ceased to be enrolled as a student?
To enable us to make accommodation available as soon as possible to a new tenant who meets the letting conditions, we would be grateful if you would move out four months after you cease to be enrolled at the latest.
How much notice must be given?
Are the rooms furnished?
Generally speaking, all WOKO rooms are furnished. A number of the smaller properties only have unfurnished or partially furnished rooms.
What does the house representative (HR) do?
The house representative acts as the contact person between the student tenants and WOKO. He is responsible for coordinating the autonomous administration of the property by its student tenants, informs them in respect of organisational matters and assists with any problems concerning keys. He receives appropriate remuneration for the duties he performs as HR.
What do I have to do when I move out?
Before a tenant moves out, the accommodation must be inspected by the HR or the caretaker. To arrange this, the departing tenant should get in touch with the HR or caretaker or should put his name down on the schedule list. Damage, inadequate cleaning, missing keys and furnishings are noted on the Check-out form and lead to deductions.
Am I allowed to keep a pet?
Dogs are not allowed. Other pets are allowed only with the written approval of the administration and if all fellow tenants agree.
