WOKO rooms can only be rented by students and doctoral students who are studying in Zurich, Winterthur or Wädenswil. You must fulfill our rental conditions for all WOKO rooms.

The rent varies depending on the location, size and furnishings of the room. Doctoral students with an annual income of over CHF 26,400 pay a surcharge per room and per month in accordance with the scale of fees.

Your tenancy agreement always states whether the room is furnished or not.
No, you must pay for the repair costs of any damage to the rental property that you cause yourself. We therefore recommend that you take out personal liability insurance at special conditions with the insurance company Schweizerische Mobiliar.
It is your responsibility to pay the rent on time to the correct account and with the correct reference number. The rent is due before the first of each month. You can find out how to pay the rent here.
Remember to register with your local authority within 14 days of moving in.
The shared flats (WG) decide independently on the choice of new flatmates. The new tenant must submit the flat-share proposal in person to the WOKO office at least 6 weeks before the start of the tenancy. If this deadline expires without a proposal, WOKO will allocate the room.
Damage to rooms or parking spaces rented from WOKO can simply be reported using the damage form. You will find the emergency contacts for your property on the information board at the entrance to the building.

You will receive a new rental contract from WOKO, which is limited to 2 years. Doctoral students with an annual income of more than CHF 26,400 pay a surcharge per room and per month according to the fee schedule.
How long you are allowed to sublet your room for is stated in your tenancy agreement. WOKO must be informed by application before a subtenant moves in.
Your subtenant must meet the same rental conditions as WOKO, with the exception of semester breaks. You are still responsible for the punctual payment of rent, as well as for handing over the room and any damages.
Whether a visit is permitted and whether double occupancy (i.e. two people living in the same room) is possible is stated in your tenancy agreement.
If double occupancy is generally permitted, it must be applied for and approved by WOKO in advance. Double occupancy incurs a surcharge per room per month.
It is important that you contact WOKO as soon as possible. You can find the form here. We will clarify the suspicion of bedbugs for you free of charge.

Please note: Additional furnishings such as a blender, microwave, new baking trays or vacuum cleaner must be purchased or replaced by the flatmates themselves. This also applies to everyday items such as shower heads, shower curtains, toilet lids and all other items that need to be replaced due to wear and tear over the course of the tenancy.
There may be various reasons for this:
You must move out no later than 4 months after exmatriculation. Please submit your notice of termination without prior request, otherwise you will be terminated from our side, as you no longer fulfill the rental conditions.

The room will be checked by the house manager when you check out. Please contact the house manager by e-mail in good time before you move out. Damage, inadequate cleaning, missing keys or missing furniture will be recorded on the acceptance report and will result in deductions.
The rental deposit will only be refunded to the bank after the official end of your rental period, which you submit to us with the termination or directly via the contact form.
Payment is usually made within 12 weeks of the end of the contract. Rental deposits cannot be paid out in cash.
If, as the main tenant, you are unable to attend the official move-in or move-out of the rented property in person to collect or return the keys, you have the option of being represented by an authorized person.
The power of attorney signed by the main tenant and the authorized person must be handed to the person responsible for the property on the acceptance or handover date.
